Agent Snapshot: Felix Torres, Real Estate Sales Associate, Ancona Realty Group

What was your first job in the realty industry? My first job was as a landlord acquiring properties in different parts of the U.S. By purchasing duplex and single-family homes through a turnkey company and learning the ropes through the help of good mentors and property managers. Eventually graduating into having land and multifamily real estate close to home. This was a great lesson and a great blend between philanthropic work in those communities, negotiation and marketing skills.

Where did you grow up? Miami.

What do you do to relax when you’re stressed? I typically deal with different situations and different people where I have to find their different needs. After the dust is settled and the day is done, I enjoy the calm and tranquility that I find at home. This combined with a nice glass of wine and relaxing dinner with my family.

Growing up, what did you want to be? I always wanted to be anything that would force me to be outside. I wanted every day to be different and to be able to make a difference and bring hope and joy. I find my biggest reward is to bring a smile to everyone.

If you could have lunch with a well-known figure (living or not), who would it be and why? I would like to have lunch with Robert Kiyosaki. I read his book series and he continues to motivate me and always find that enlightening moment that sometimes we all need.

Where is your favorite place to hang out? I love to hang out anywhere in the city. I enjoy the blend between the natural beauty of the ocean that South Florida provides and the majestic luxury building of Down Town, Bricket, South Beach and other similar places.

What do you love most about the industry? I love the diversity of the real estate industry. No two deals are exactly alike, no two properties are exactly alike. I get the same rush as when you were in high school asking a girl out for the first time in every new deal I evaluate.

How do you distinguish yourself from the crowd of agents? My real estate database. I have been lucky enough to serve in various groups and organizations that helped me cultivate a repertoire of great individuals with whom I have been able to cultivate their friendship through my local, national and international connection. On top of that, I’d add my ability to deploy the right marketing campaign custom-tailored per individual and the support of the entire team of Realtors and brokers on my firm.

What is the most difficult aspect of your job? Not being able to serve everybody at once and in all types of markets. At this moment I am currently working with commercial and luxury residential real estate. By concentrating only on this niche I can provide the most positive results for each client.

Where do you go to network and meet new clients? I have various methods and participate in several organizations and groups.

What has been your greatest accomplishment? To earn the respect and trust of my peers through hard work and putting in the time to learn and train properly under great mentors. I can look back now and be gratefuly to my clients, mentors and all those who have trusted me and given me the opportunity to accept my services in real estate.

What was the last good movie you saw or book you read? “The Wolf of Wall Street” and Dale Carnegie’s “How to Win Friends and Influence People.”

What is your favorite restaurant? Prime 112 in South Beach. Great food and amazing people!

Architecturally speaking, what is your favorite building in Miami? The Porsche Design Tower.

What kind of car do you drive? Monday through Friday, a Honda Civic. On the weekend, a Mercededs Benz GLX-350. A great SUV for the family, and an outstanding rand reliable Sedan to drive a lot.

Smartphone or paper? A blend of both, paper and iPhone.

What is your favorite city after Miami? New York City, especially Manhattan.

In 10 words or less, what is your advice for someone new to the industry? Be patient, humble and hungry. Find a great brokerage mentor.

Who are your favorite people to follow on Twitter? My wife. She always has the best information when it comes to healthy eating and lifestyle.
