Miami area packs list of most-expensive Florida ZIP codes for renters

Recent data from Yardi Matrix shows that the Miami area is the most expensive in Florida for renters, with 19 of the top 50 ZIP codes falling in Miami-Dade County.

The most expensive is in Coral Gables, where the average rent is $2,617 – far more than the state average of $1,231. Rent in Coral Gables increased 6 percent since last year, according to Rent Cafe. However, average rent in the city’s second most-expensive ZIP code, 33131 in downtown Miami, dipped 1 percent from last year to $2,590.

Rent demand in Miami is at a fever pitch, with 1.1 renters in South Florida, with apartment occupancy in Miami hovering at 95 percent, according to RealPage. Developers are ramping up construction in recent years, with apartment construction hitting a 20-year high, with more than 345,000 new units expected this year, according to recent reports. That’s a 21 percent increase over 2016, when 285,000 units were built.

But according to the Miami Herald, there won’t be enough inventory to meet the skyrocketing demand over the next 10 years. The newspaper reported that in order to meet demand, South Florida would need more than 185,000 additional units, but at current construction pace, there will only be 69,400 more in that period.

The Miami area’s high rental prices were given a run for their money by Broward County, which had 13 of the 50 most expensive ZIP codes, and Palm Beach County, which had 10 of the top 50 priciest.
