Miami has one of the least affordable housing markets in America

Miami is a hotspot for those seeking sunshine, miles of beautiful beaches and an active city nightlife. However, many residents can barely afford their own home there — the city came in at No. 2 on the Department of Housing and Urban Development’s list of the least affordable housing markets in the country.

The HUD analyzed America’s markets by looking at rent as a percent of income, as well as average housing costs as a percent of median household income. It also compared median home value to median household income between areas on a national scale.

So what makes housing in Miami so out of reach for most residents? It turns out the average Miami household earns approximately $30,000 per year, according to the report. The problem is that you’d have to make around $90,000 yearly there just to afford the rent for a two-bedroom apartment. It’s important to note the HUD recommends spending no more than 30 percent of one’s income on housing.

Those hoping to purchase a home in the area are plagued with the same problem. According to the report, it’s usually reasonable to purchase a home that costs approximately 2.5 times your annual income. On the other hand, the typical Miami home costs 9.5 times the amount each household makes on average. This number alone puts Miami way out of affordability range compared with other markets across the country.
