Brickell is the top neighborhood in South Florida, report says

Brickell has been named the best neighborhood in all of South Florida, according to a new ranking from the South Florida Business Journal.

The publication used data and reviews from property listing site Niche.com to find out the area’s best places to live. Rankings were based on schools, crime, job market and cost of living, among other data sets, according to the Business Journal.

Brickell — the dense, urban area that borders Downtown and the ocean — was given an A-plus overall rating on Niche.com. It was given a B- for schools, an A for family life and an A for nightlife.

It’s also expensive, with much of its housing stock consisting of newly built condo buildings. Still, Brickell actually has the lowest median property value of any of the Business Journal’s top 5-ranked neighborhoods, with a median value of $377,307. Second-place Pinecrest has a median value twice as much as Brickell’s, with properties there selling for a median price of $784,000.

In fact, most of the places on the top-20 list are expensive, which shows how expensive the Miami area is for housing. Home sales have been slipping – they dropped by nearly 5 percent in April – but prices have risen for 65 consecutive months. Condo sales have fallen even more drastically, but sales of those units have risen in 69 out of 71 months, according to the Miami Association of Realtors.

Residents reviewing the neighborhood said Brickell is expensive, but that its location and the changes taking place make it worth the cost.

“It’s expense is worth it,” one review reads.

Only one other Miami neighborhoods made the Business Journals’ top 10 best neighborhoods: Coconut Grove, which ranked sixth. To check out the complete list of 25 best South Florida neighborhoods, click here.
