Miami’s greater downtown population is now younger, wealthier and better educated

The makeup of Miami’s central business district is changing, the Miami Downtown Development Authority confirmed in a new report. It’s becoming younger, wealthier, and better educated.

“Population continues to increase in greater downtown,” the report reads, defining Greater Downtown, or the city’s “central business district,” as including Brickell, the Arts & Entertainment district, Overtown, Wynwood, Midtown and Edgewater. “We estimate the current population at 88,540 and project it will surpass 100,000 in 2021.”

Miami’s Greater Downtown has witnessed an influx of nearly 22,000 residents since 2010, and of those 45 percent are aged 25-44, and more than half are college educated, with 29 percent holding an undergraduate degree and 22 percent holding graduate degrees.

Who is this new population?

The report further defined the area’s residence as more fitness oriented, more ardent pet lovers, and more willing to live closer together than the whole of Miami-Dade County.

At the moment, greater downtown residents also, on average, pay more in rent ($1,600 for a one-bedroom). However, in a separate Miami DDA report, the group claimed that the area may soon experience an affordability renaissance:

In the balance of supply and demand in real estate, the good news is that affordability may come back in vogue. The greater downtown market emerged as a vibrant force in Miami’s economy as young people populated the city when rents were less expensive. Some near term rent stability will assist in keeping the inflow of urban professionals needed to continue with the growth of Downtown Miami.

The expected affordability comes as the market enters a “reset” phase, which the Miami DDA hopes will usher in a prolonged period of stability to the downtown, and overall, market.
