Every week, we ask a real estate professional for their thoughts on some of housing’s most pressing issues. This week, we talked with Liliana Paez, CEO for Key International Sales.

Miami Agent (MA): What are some of the unique amenities you helped develop at projects like The Harbour, and what drove your decisions?

Liliana Paez (LP): Today most developments have the basic amenities: a gym, a pool and a business center. We took a different approach with The Harbour, which has been designed to incorporate its natural environment; it’s on the Biscayne Bay, near Oleta River State Park and Greynolds Park. The setting of the area itself is very green so we decided to integrate nature to set it apart from other developments. It will feature an aromatherapy trail with calming, energizing and tension relief stations incorporating plants such as chamomile, lavender and mint, known for their medicinal properties and it will also feature refreshment stations that will serve coconut water, chlorophyll water and green teas.

The Lush spa will offer a full menu of services available in our indoor and outdoor treatment areas, as well as hydrotherapy plunge pools, steam and sauna rooms surrounded by botanical gardens. We will have numerous sports facilities including areas for tennis, soccer, basketball, racquetball, an open-play area, a fenced dog park and a Vita Course track with fitness stations designed to provide a full body work out. There will also be an aqua club with personal activity coordinators to assist residents with activities, including kayaks, paddleboards, sailing, fishing, scuba diving and boat rentals, as well as a beach club with a restaurant and bar.

MA: What are some of the trends happening right now in Miami’s condo market, and what’s driving them?

LP: Buyers are still looking to be on the water but nowadays oceanfront land and waterfront developments are harder to find and are typically accompanied with very high prices. That is why the north Miami Beach area is generating tremendous interest among buyers looking for a good investment. At The Harbour all units will come with water views, private elevators and expansive balconies.

MA: What does Key International do to stand out in South Florida’s competitive market?

LP: Key International has been in the real estate market for many years, so we understand the market and we know what buyers are looking for. We offer luxurious developments at very competitive price points, giving our buyer more than what they could want or need, something that they will not be able to find elsewhere. Additionally, we always ensure that every project offers something that is unique to the area and that is specifically distinctive to our competition.
