Fortune International Group Closes on Construction Loan for Jade Signature Condominium

On Sept. 26, Fortune International Group closed on a construction loan of up to $284 million from HSBC to develop Jade Signature, a luxury condominium development in Sunny Isles Beach.

Jade Residences at Brickell Bay and Jade Beach precede Jade Signature, which is the third Jade property that HSBC has provided a construction loan. Edgardo Defortuna, CEO and Founder of Fortune International Group, values the business relationship Fortune and HSBC have built.

“We value our longstanding relationship with HSBC, which has financed many of our properties and projects,” said Defortuna.

The property is a result of collaboration between Herzog & de Meuron, Parisian interior design firm PYR, led by Pierre-Yves Rochon and landscape architect Raymond Jungles. The collaboration team designed the 2.2 acre beachfront lot from the inside out to create a seamless connection between the condominium and the surroundings.

“We designed Jade Signature from the inside out to create a lifestyle-driven property with a seamless connection to all of its surroundings,” said Defortuna. “I believe this approach is creating a new wave of design for residential buildings in South Florida. With our international team of visionaries, we have put the personal lifestyle of those who will live at Jade Signature before everything else.”

Defortuna believes the luxury condominiums, created by Herzog & de Meuron, a Swiss architecture firm with its head office in Basel, Switzerland, introduce a new standard of luxury and design. The luxury tower has 57 stories with 192 units priced between $3 million and $26 million. Units range from 1,400 to 5,000 sq. ft., offering up to five bedrooms and bathrooms. Penthouse homes ranging from 6,000 to roughly 10,400 sq. ft. are also available on the higher floors.

Current over 80 percent of the condominiums are under contract after sales on the property began mid summer 2014. Buyers consist of primarily second-home buyers, representing 17 nationalities. Amenities include oceanfront “living space” terrace, beachfront pool and sundeck, lap pool, oceanfront multi-story patio, Zen garden, yoga area, state-of-the-art gym, spa, beach grill, wine cellar, club rooms, library, children and teen room, business center and more.
